Description

The RES Analyst - Strategic Space Planner will assist Phillips 66 Company’s Real Estate and Facilities Services Department with the strategic planning and space management services for the Phillips 66 Company headquarters. Responsibilities will focus on the programming and design of the headquarters facility, short-term accommodation of staff in temporary locations, and mid- and long-term portfolio planning in Houston and potentially other geographies. This work is done on site with the customers with the support of Facilities Office Planning team members based in the Houston office and Bartlesville.

Responsibilities May Include

  • Attend meetings with Business representatives and facilitate discussion of space requirements (headcount/growth, adjacencies, special support needs, etc)

  • Prepare site and portfolio plans - measure impacts to standard metrics on utilization and costs

  • Document space requirements by group based on meetings and potentially supplemental interviews and surveys, as required

  • Develop strategies to accommodate defined requirements in the current portfolio and possibly through the lease/purchase of additional space, if required

  • Support understanding and assimilating of BU objectives into long-run real estate strategies

  • Make recommendations on expansions, relocations, and consolidations of space

  • Interface with Real Estate & Facilities Services strategic planning and design resources to develop more widespread of significantly scaled projects that may arise based on defined business requirements (e.g. restack, expansion or new space)

Required Qualifications

  • Legally authorized to work in the job posting country

  • Bachelor’s degree

  • 2 or more years of experience in facilities planning, corporate real estate and / or design

  • Proficient in AutoCAD

  • Proficient with Microsoft Word, PowerPoint, and Excel

  • Ability to interact with diverse groups and various levels of management

  • Strong communication skills (written and oral)

Preferred Qualifications

  • Experience with Facility Management Software (FM Systems)

  • Strong analytic skills

  • Experienced in facilitating meetings and interfacing regularly with business representatives

  • Ability to illustrate complex planning schemes
